In Thailand, if you’re a foreigner buying a condo, the payment needs to come from overseas in foreign currency, and then be converted into Thai Baht by a Thai bank. That’s the only way to get a Foreign Exchange Transaction (FET) form or a credit advice letter, which is what the Land Office needs to confirm the funds came from abroad. The issue with Wise is that even though it's fast and has low fees, they usually route money through local Thai accounts, so it doesn’t count as an international transfer in the eyes of Thai banks — and that can be a problem when it’s time to register the property. Here’s what I’d recommend: * Use a SWIFT transfer from your overseas bank directly to a Thai bank account, and make sure to include something like “Condo purchase – [unit details]” in the reference. * If you haven’t already, it’s best to have or use a Thai bank that can handle the FET and knows the property purchase process. * You can also check with your bank about transfer fees, sometimes it’s cheaper to do one or two large transfers instead of a bunch of small ones. Bute note carefully: it must and will be in foreign currency. If you use Wise, it is totally illegal for such purpose. You cannot buy a Condo that way,you will never get any legal property. Das bedeutet: Wise geht nicht wobei ich die Antwort meiner Bank mal abwarte. Dieser Unfug kann tausende Euros extra kosten... schlechte Kurse, hohe Gebühren... da beginne ich zu überlegen, ob die Kosten - Nutzenkalkulation so noch passt ...
